Mortgage Tree Reports
An arboricultural mortgage report may be requested by the mortgage lender during the purchase of a property, if trees are situated close by. The mortgage tree reports are provided to advise the lender on any potential issues that the trees may cause to the structure of the house. Either directly such as root damage to walls or drives or indirectly such as contributing towards subsidence.
Based near Penrith in Cumbria, I am able to provide all the information the lender would request to satisfy their lending requirements, to enable you to complete the purchase of the property.
What’s the process?
If an arboricultural mortgage report is requested it is likely that a tree nearby the house would have been noted by the buildings surveyor as needing further investigation, which would start the process.
The first stage would be to gain as information as possible before leaving for the site. This would include researching the likely soil type in the area, the age and construction of the building.
The second stage would be a site visit to determine the type of tree and its distance from the property. This information is important as different tree species create differing circumstances.
The third stage is to complete the report using the information gained to provide all of the information required in a concise format.
